Marion Morton has made a conscious business decision to work exclusively with buyers as their Exclusive Buyer Agent. When you enter into a written Buyer's Agency Agreement, you become Marion Morton's client and she is your agent, as long as that agreement is in effect. In real estate, Buyer Agency is a fiduciary (one in whom trust and confidence is placed) relationship, whereby Marion Morton is legally obligated to represent your interests above all others. Marion is your agent; you are her CLIENT.

100% OF THE TIME

Being an Exclusive Buyer Agent means that Marion never takes listings, nor do Marion work for a company that takes listings. Also, Marion Morton does not accept sub-agency status offered by traditional brokerages to represent the sellers of any of their listings.

For this reason, there is never any conflict of interest on Marion's part which would cause Marion to have to withdraw from her responsibilities to represent you 100% of the time.

You owe it to yourself to exercise the right of representation at the same level that the seller enjoys under the listing agreement terms. Accepting anything less is likely to be costly to you because you need YOUR agent to help you frame an offer to purchase and to negotiate a contract for the lowest price and best terms.

There is no extra fee for this service. In fact, you are already paying for it...the commission paid to the agent who finds the buyer is paid out of the money YOU bring to the closing table to purchase the property. That agent receives the same commission whether she represents the seller, represents "no one" as a Dual Agent, or represents you as an Exclusive Buyer Agent.
