  Marion works with only as many potential buyers as she feels she can provide p ersonal and undivided attention at any given time.
  
  • During your first property tour, Marion will demonstrate the value of her services before asking you to enter into an Exclusive Buyer Agent agreement.
    She will allow the agreement to be terminated with 24-hours written notice at any time up until the time an Offer to Purchase is prepared.
    
    
• PROVIDE COMPREHENSIVE INFORMATION ABOUT THE AREA

• ENTER INTO AN EXCLUSIVE BUYER AGENCY AGREEMENT
  Marion will protect and enforce the fiduciary duties of loyalty, obedience, confidentiality concerning your financial circumstances.
  
  
• SHOW ONLY PROPERTIES WHOSE SELLER HAS AGREED TO COMPANSATE A BUYER'S AGENT (unless directed otherwise by the client)
  
  
• NOT CHARGE A NON-REFUNDABLE RETAINER FEE FOR SHOWING YOU PROPERTIES, IF YOU DO NOT MAKE A PURCHASE (although some agents do, which is allowed by law)
  
  
• PROVIDE AN OPINION OF VALUE
  Based on recent sales, this report will help you to determine an offering price for the property you wish to buy. The decisions are always yours, Marion is will give you advice and recommendations based on her many years of experience in the real estate profession and her in depth knowledge of the local real estate market.
  
  
• FIND ALL PERTINENT INFORMATION ABOUT A PROPERTY
  Marion will give you all the information she can find about a given property and inform you of reasons to buy or not to buy a property, if appropriate.
  
  
• ASSIST YOU IN PREPARAING AN OFFER TO PURCHASE
  
  
•   ASSIST YOU IN MEETING THE CONTINGENCY TERMS IN YOUR CONTRACT (e.g., obtaining the best mortgage, inspections, home insurance).
